For Agents / Property Professionals

A clearer municipal-record review before a transaction gets late.

PCRD is designed to help surface municipal-record questions earlier and package the evidence, limitations, and next steps into one traceable review.

Current Miami Beach scope

Miami Beach only. The current controlled research domains are property identity, current permits/code, historical permits/violations, Special Magistrate/enforcement, zoning/land use, and public-record limitations.

1

Start with the property

Use the address or folio to begin the same controlled intake used for customer requests.

2

Keep one public case reference

Use the PRD reference to identify the request without relying on an internal database ID.

3

Review source-backed findings

PCRD separates current findings, unresolved checks, source scope, and retained evidence history.

4

Share the approved report

The customer-deliverable report is released only after the existing reviewer approval and CUSTOMER_READY boundary.

Useful in the transaction workflow

  • Use a public case reference when discussing a review with the customer or team.
  • See which source categories were addressed and which questions remain unresolved.
  • Keep source-backed findings separate from assumptions or unsupported conclusions.
  • Use the approved report as the shareable customer-facing output.

What PCRD does not replace

PCRD does not replace a title search, property inspection, survey, permit certification, zoning determination, municipal clearance, legal advice, or the need to verify unresolved matters with the appropriate authority or professional.
